The Albatros 40 is the first and most compact model in the Albatros Collection: a series of four garden homes, rising from 40 to 70 m², designed by architects with close attention to light, space, high-quality materials and a modern look.
With the Albatros 40 you would hardly notice that you are looking at a garden home built for care. The clean architecture, warm vertical timber cladding, dark accents and exceptionally large glazed sections give the home the look of a modern luxury bungalow.
Surprisingly spacious thanks to plenty of light
With external dimensions of 8 by 5 metres, the Albatros 40 is compact, but the layout is cleverly arranged. The home has its own bedroom, bathroom, separate toilet, cloakroom and a generous living space where living and cooking come together.
An important part of the design is the amount of glass. The large windows connect the living room with the garden and let in plenty of natural light. As a result, the living space feels considerably larger than you would expect from its size. The patio also becomes part of the home: with the doors open, inside and outside flow into each other almost seamlessly.
A garden home that feels like home
One principle was central to the development of the Albatros Collection: care should never take over the feeling of being at home. The Albatros 40 is therefore first and foremost a beautiful home. A place with its own front door, a comfortable living room, its own kitchen, bedroom and bathroom. The resident keeps their privacy and independence, while family or informal care can always be close by.
Everything is on one level and the layout is clear and practical. That makes the home suitable for living comfortably now and in the years ahead, without the look of a traditional care facility.
High-quality materials and architectural details
The combination of timber, dark façade panels and large glazed sections creates a luxurious look that comes into its own in a green garden. Inside, too, living comfort comes first: the large windows give a wide view of the garden from the living space, and for a home built for care, that contact with the outdoors is especially valuable.
Built in our own factory
We produce the Albatros 40 in our own factories. A large part of the home is fully built there in advance, so that we can closely monitor quality during production and keep disruption during installation to a minimum. Once the site and the utility connections have been prepared, the home can in many cases be installed within one day.
Room for personal choices
Although the Albatros 40 is part of a carefully designed collection, not every home has to be exactly the same. We are happy to think along with you about small changes that better suit the future resident. Various options for colours and finishes can also be discussed.

Often not. Under certain conditions a garden home (mantelzorgwoning) may stand permit-free in the back garden, including when the building is ground-level and stays within the dimensions of the Besluit bouwwerken leefomgeving (the Dutch Buildings Decree). Your municipality can set additional rules, so we check that in advance. Do the permit check first: it gives you a clear answer for your address within a few minutes.
Do I need a permit for a garden home (mantelzorgwoning)? →The price on this page is for the home itself, including transport. On top of that come the foundation, the utility connections and any groundwork. What that costs depends on your garden: the distance to the meter cupboard and access for the lorry are the main factors.
Allow a few months between order and handover: the home is built in our own production facility while the foundation is prepared on your plot. The installation itself takes one day.
How long does it take to build a garden home? →The home stands on its own foundation; which type depends on the ground. Water, electricity and sewerage are connected to the existing services of the main house. We measure this during the site visit, so you know in advance what it will cost.
Yes. The home is built as a single unit and can be lifted again with a crane, for example to another garden or back to us. At the new location, the rules of that municipality then apply again.
In most cases the home may then not remain as an independent dwelling and the original situation has to be restored, unless the municipality decides otherwise. In practice, the home is then moved, sold or taken back. We also buy back our own homes.
Very little. It is a newly built home with modern materials; in the first years, maintenance is limited to checking the façade, the roof and the building services.
