What to look out for with a second-hand garden home
A used garden home costs less than a new one, but the difference is not only in the price. Here is what to look out for before you buy, and what you can expect from us.
Insulation determines what you spend each month
This is the most important point and the least visible. Two homes that look the same from the outside can differ by hundreds of euros a year in heating costs. Ask about the insulation value of the floor, roof and walls, and check what is in the window frames: single glazing, double glazing, HR++ or triple glazing. Also ask how the home is heated. Electric panels are cheap to buy and expensive to run; a heat pump is the other way round.
For every home we offer, we state what we have measured. If we are not sure about something, we say so instead of guessing.
Look at the underside, not the kitchen
You can replace a kitchen for a few thousand euros. A damaged floor or a warped structure is a different matter. A home that has been moved before carries that transport in its structure. Look out for damp at the bottom, for doors and windows that no longer close, and for the condition of the beams under the floor.
We first bring every home we buy to our factory in Ede and inspect it there. Whatever we find, we either repair or disclose.
Can it reach your property?
Not every home fits on every property, and not every route is passable. A garden home travels by road in one piece; above certain dimensions that counts as abnormal transport, with an exemption and an escort. Access on your own property matters too: a home that has to be lifted over the house needs a bigger crane than a home that can come in across the field.
We measure this in advance and include it in the price you are given. You will not be faced with a surprise afterwards.
The permit depends on your property, not on the age of the home
Whether you need a permit is determined by your plot and the rules of your municipality. The fact that a home is second-hand makes no difference. For informal care (mantelzorg), a lot is often allowed without a permit in the back garden area, but municipalities interpret this differently.

What is not included in the asking price
The price of a home is for the home itself. On top of that come:
- the foundation or base frame it will stand on;
- connection to water, electricity and sewerage;
- groundwork and paving around the home;
- any permit fees charged by your municipality.
If a home states that dismantling, transport or installation is included, then it is. If it does not say so, we charge for it separately and tell you the cost in advance.
You buy from us, not from a stranger
We buy homes ourselves and sell them on. There is no private seller in between whom you will never hear from again. The same people who inspected the home install it at your property and are your point of contact afterwards.
